You can always research the agent by drilling down to aspects such as years of schooling, experience, designations and in addition production level -through the internet today. Now this is not the be all way, by any means. One thing to consider is, purchasing your home is probably going to be the single most expensive thing that you will do in your life. One thing we always discuss with our buyers right from the start is their price range, it is the most important part of the equation. Working with a good lender is also a key ingredient in having a positive home buying experience. We have a short questionnaire that we like to have our buyers fill out that assists us in finding the right home for them. It covers properties types, features like minimum square footage, beds and baths that they would like and of course neighborhoods or areas that you would like to live.Basically, this will help us select properties that most highly match your preferences. 
When selling a home you should choose your Realtor based on experience, production, and marketing skills. Just listing a home in MLS and putting a sign in the yard is not how the sale of your home should be handled. We always would rather tell you the truth about where the market is, rather than tell you something we cannot do. We were speaking with a client of ours a week back. We assisted him in purchasing a home back in 2009. He was considering selling. Which he could with no issues at all. He had updated the home, added a pool and so he was in a very positive position. But he had said that he wanted to take the proceeds from the sale and just purchase his next home with that. He did not want to have another mortgage.
Well, we looked at the numbers and even though he would have netted a significant amount, where he wanted to live it was impossible to accomplish. So we had to say to him, maybe right now is not the time to sell. He said Wow, my wife has a friend who is a real estate agent and they said we could sell our house for $35,000 more than what you are saying. But after seeing the sales of the homes that you provided we know that we cannot. This is why you guys are real estate agents for life!
