So many times we speak with clients who have tried to sell their home and been unsuccessful. When we do our research and see where they were listed, there is one common denominator. They normally are listed way above the value in their own neighborhood. The even more unsettling thing is that they say “This is where the agent said to list our house.”
There is a lot that goes into determining where you should list your home for sale, so it can be sold. This is where Nick & Cindy Davis with RE/MAX Premier Group can assist you. We will do all the research of the comparable sales in your neighborhood that are the most like your home. We typically will go 10% up and 10% below your homes square footage, to find the most comparable home to yours.
We try to compare an apple to apple, not an apple to a watermelon. If your home has a pool, we will not use homes that don’t have pools. Next we will look at upgrades in the sales. If homes in your neighborhood that are selling for higher value all have granite, stainless steel appliances, remodeled kitchens and baths.
You cannot expect to get the same price for your home having Formica, beige appliances and original kitchen and baths. We will be the ones to tell you the truth on the value of your home. It may not be what you want to hear. However it will be truthful and realistic. We do not know anyone who just says I am going to list my home for sale, so I can have my home spick and span, ready to be shown, have my life totally turned upside down, just for the heck of it. We want to sell your house for you!
