Aberdeen is located in Wesley Chapel, Florida, which is a fast-growing suburb of the Tampa area. Located within Pasco County in the Tampa Bay area, it’s just east of I-75 and off of Highway 54.  Close to the new Wiregrass Mall as well as numerous schools, restaurants, and community amenities, this neighborhood has much to offer for very reasonable prices.

Aberdeen has a lakeside playground with slides and other equipment as well as lots of green space to enjoy an impromptu game of tag or kickball. Sidewalks throughout the neighborhood offer plenty of walking space to get in a good workout or just take a relaxing stroll. Looking for a place to have a nice dinner after a long day? Nearby restaurants include Dempsey’s Steakhouse at the Saddlebrook Resort (featuring award-winning beef and fresh seafood in a country club atmosphere), as well as multiple close-by choices such as Godfather’s Pizza and the acclaimed fresh Mediterranean restaurant, Chick Peas & Grill. Outback Steakhouse, Applebee’s, and other chain restaurants are abundant in the area.

There’s no lack of entertainment options, either. Saddlebrook Golf & Country Club is just over a mile away, which offers world-renowned golf, tennis, swimming, spa treatments, and fine dining in a gorgeous, natural Florida setting. The CineBistro 16, the Center for the Arts at Wesley Chapel, and much more are just a few minutes’ drive away. Several excellent schools are conveniently located, too- including New River Elementary, Thomas E. Wightman Middle, and Wesley Chapel High.

Living in the Aberdeen neighborhood offers some important financial advantages- there’s no CDD, which will save you money on your tax bill, and HOA fees are quite reasonable as well. Aberdeen was built in the early 2000’s by Maronda Homes. A variety of sizes of single-family homes are available in the neighborhood. Many of them are on quiet, cul-de-sac streets which adjoin ponds or peaceful conservation areas. Prices of homes for sale in Aberdeen start from the mid- to upper- $100,000’s.
